Figures released July 8 by the Augusta Multiple Listing Service indicate that 37 percent of listed homes in the city’s western and southern zip codes now clear the rent-versus-buy threshold when buyers put down 10 percent. The crossover point arrived after the Federal Housing Finance Agency’s June rate survey recorded a 0.4 percentage point decline from March levels. Average Augusta rents, tracked by the local Apartment Association, reached $1,710 for a two-bedroom unit last month.
Property taxes in Richmond County add roughly $240 a month on a $250,000 home, still leaving ownership ahead of rent in the affected suburbs. Maintenance reserves of $150 monthly, included in the calculations, do not erase the advantage.

Prospective buyers should run their own numbers with a lender before touring. The Augusta Housing Authority maintains a list of first-time buyer workshops scheduled through August at the downtown library branch on Greene Street. Current renters in Lake Aumond and Summerville can compare listings on the MLS site or contact the Augusta Board of Realtors for neighborhood-specific comps before signing another lease.
Those who act now may lock in payments that stay fixed while rents continue to climb with low vacancy. Local agents report showings have already increased 18 percent in the two suburbs where the cost crossover is clearest.
