Properties near the Augusta Riverwalk also drew multiple offers, particularly those within walking distance of the Augusta Commons park.
The Augusta Board of Realtors tracked 612 closed transactions in the second quarter, 38 more than the same period in 2025. Median days on market fell to 14 citywide, while homes priced between $250,000 and $350,000 accounted for 41 percent of all sales.

Active listings stood at 1,184 on June 30, producing a 2.1-month supply. That figure remains below the six-month equilibrium level, keeping upward pressure on prices in established pockets such as West Augusta and Lake Aumond. New construction in the Riverfront district added 47 units during the quarter, yet absorption stayed strong enough to support the overall price rise.
Buyers reviewing current listings on the Augusta MLS should lock in financing quotes this month, as any further drop in inventory could push prices higher before the third-quarter numbers arrive in October.
